Why Journal Square Makes This Fight Especially Hard

The Universal Building sits in one of the most intensely contested urban landscapes in New Jersey. Journal Square is not standing still, and that means any underused historic structure there is forced into a conversation about land value, cultural branding, and public-facing redevelopment almost immediately.

That pressure is what turns the Universal Building from a vacancy story into a live preservation conflict. Once eminent domain, plaza building, and demolition planning enter the conversation, the building stops being a passive relic and becomes a direct test of what redevelopment is willing to keep.

What the Building Still Contributes to the Square

Even in compromised condition, the Universal Building still does real civic work. It gives Journal Square depth, grain, and a visible reminder that the district's present ambitions grew on top of an older commercial fabric rather than emerging from blank land.

If the structure disappears, the square will lose more than one property. It will lose a piece of the built continuity that helps people read Journal Square as an accumulated urban place instead of a sequence of replacement projects.

Why a Plaza Is Not Automatically a Preservation Solution

Public-space improvements can be valuable, but they do not automatically answer the preservation question when a historic building is part of the land being reorganized. That is the core issue here: whether civic ambition is being defined broadly enough to include building retention rather than just site clearance.

The preservation issue is still structurally open. The project has momentum, the building has risk, and the terms of survival are still unsettled.
