The First Sears Tower

Nichols Tower opened in 1906 as the original Sears Tower, well before the later skyscraper downtown inherited the company name. It rose above the Homan Avenue campus as the most visible office and observation point in a complex otherwise spread horizontally through warehouses, courts, service buildings, and rail-oriented circulation.

That verticality condensed the scale of the campus into one unmistakable landmark. The tower announced corporate reach, provided oversight, and helped organize how the headquarters was seen from both inside and outside the site.

The building also adds a media layer to the Sears story. WLS radio broadcast from the tower, extending the campus beyond catalog operations and into Chicago's wider cultural and communications history.

A Surviving Marker After Campus Loss

The tower became even more important after surrounding parts of the complex were demolished or radically changed. What survives there is not only an attractive historic structure but one of the clearest reference points for reading the original scale and ambition of the Sears grounds.

Seen alongside the administration building, the sunken garden, and the power house, Nichols Tower provides the skyline and orientation piece. It helps keep the old campus from dissolving into disconnected fragments.

That is why the tower deserves treatment as more than a picturesque survivor. It is a key interpretive device for understanding how the Sears campus once organized land, labor, and visibility in North Lawndale.

Adaptive Reuse Without Losing the Campus Story

The 2016 restoration gave the tower a new civic life without erasing its historical role. Foundation for Homan Square describes the building as a hub for business, arts, multimedia education, youth leadership programming, and nonprofit tenancy rather than a sealed heritage monument.

In research terms, the shift demonstrates one workable path for large corporate-campus remnants. Preservation here is tied to active neighborhood use, not only to architectural display.

Nichols Tower is essential to a Sears pack. It keeps the original headquarters skyline visible while also showing how historic corporate structures can be repurposed into present-day community infrastructure.
