The neighboring 1910 greystone at 3617 North Magnolia came down in March 2026. With a demolition application pending for 3619 and a replacement permit issued July 10, the remaining building's time is limited.

Reading the cases together changes their meaning. The first demolition removed one building; the second removes the surviving context that allowed the pair to explain the block's earlier form.

The Replacement Record

The property sold in late June for $1.35 million. A new-construction permit authorizes the replacement project, while the demolition permit remained pending in the city data portal when the July update was published.

Researchers should document unit counts before and after, materials, lot coverage, garages, tree loss, and the relationship between the two new projects. Those measures show whether replacement changes only architectural character or also neighborhood housing capacity.
